Security deposit and 50% of the rental fee are due upon booking.
The remaining 50% of the rental fee and the cleaning fee are due 30 days prior to check in.
Tenant is at least 21 years of age and will be an occupant of the premises during the entire reserved period. In addition to tenant, other authorized occupants may be tenants’ friends or family members provided tenant signing this agreement accompanies them. Tenant shall use the premises for the sole purpose of a vacation residential property ONLY.
1) A Security/Damage Deposit is required to reserve this home. A deposit of $200.00 is required when booking the property. The deposit automatically converts to a damage deposit upon occupancy. This deposit is refundable subject to damage repairs, theft, missing or lost items, key return (A $150 lost key charge will be applied for failure of return) and check out cleaning requirements. Deposits will be returned no later than two weeks after departure date upon the completion of a full inspection of the property and furnishings included therein.
2) This is a NON SMOKING home. Smoking is permitted OUTSIDE ONLY and tenant is responsible for the extinguishing and clean up/disposal Of ALL Cigarette/Cigar butts/matches in outside garbage only.
3) Tenant(s) is responsible and agrees to pay for ANY and ALL damage and/or missing items from the home. Tenant accepts full responsibility for all acts of children and visitors, as well as any personal injury or property damage which may occur. PETS ARE NOT ALLOWED.
4) Tenant agrees to clean all dishes/pots/pans, and utensils by hand or use of dishwasher. All dishes are to be washed and put away. Some basic kitchen staples are provided, please replace what you use. All garbage is to be taken out of the home and disposed of into a garbage bag or can which is provided by the owner. Tenant agrees to secure home at departure time by locking ALL doors and windows, leaving the porch lights on and turning OFF ALL heaters and appliances. Keys are to be left on kitchen counter.
5) Tenant(s) agrees to abide by the following: 1) No loud music or voices emitting from the property later than 10:00pm. 2) Occupants are to behave in a safe and normal manner. 3) Certain locked closets are designated as owner’s private storage and are not to be tampered with by tenant. 4) Check in time is 4pm and Check out time is 11am.
6) Madronita offers unlimited local phone service. There is no long distance phone service available; we recommend the use of calling cards and cell phones for long distance services.
7) All personal property of the tenant(s) on said premise shall be and remain his sole responsibility and risk. The owner(s) shall not be liable for any damage to, or loss of personal property. The owners will not be liable for damages to property theft, or injuries resulting from any accident that may occur in or on the premise during guest occupancy. Tenant agrees to indemnify and hold harmless the owner(s) from and against any liability for personal injury or property damage sustained by any person(s) including tenant’s guests as a result of any cause.
8) There will be no rebates/credits or refunds given for inoperable appliances or faulty equipment, unfavorable weather conditions, interruption of utilities, construction in the area or maintenance problems. All tenants will comply with any state, county or local emergency evacuations.
9) Any additional cleaning required that is NOT covered by the housekeeping/garbage removal fee will be charged at a rate of $25.00 per hour and deducted from the Damage Deposit.
There are two adult bicycles in the basement. Please ensure that they are stored back in the basement after use. The double kayak and the canoe are on the bulkhead to the right of the foot of the stairs. They will be chained to a secure fixture and should always be locked and covered/protected with the tarps after use. The paddles for these boats are in the basement and should be returned after use. There are lifejackets for four people (two small, one medium and one large adult) that should always be worn when using the boats. Please note that the use of any equipment is at your own risk. You are responsible for your safety.
The rental fee will be nonrefundable 30 days prior to check in. However if we are able to rebook the house we will apply a credit for the amount of the rebooking to be used for up to one year on another reservation. The security deposit and cleaning fees are fully refundable prior to the start of the reservation.
Any dispute arising from this agreement will be subject to the laws of Washington State and the forum for any dispute shall be Pierce County, WA. Further, all reasonable attorney fees incurred by the prevailing party to a dispute arising from this agreement shall be paid by the other party.
Reserving and occupying the premises constitutes full agreement and compliance with the Terms and Conditions as stated.
